How do you choose the

Question 1

Will they actually read my situation — or just forward my payslips?

Why it matters: A broker who only skims payslips misses the real story in your tax returns, add-backs and structure. That is how strong borrowers get needlessly declined and how the self-employed get underquoted on borrowing power.

Choosing a broker — more questions

For most residential home loans, there is no cost to you to use a mortgage broker — the lender pays the broker a commission that is the same whether you go direct or through a broker, so using one does not raise your rate. Some complex commercial or specialist scenarios may involve a fee, which is always disclosed up front.
A broker can often access sharper rates and cashback offers than a walk-in customer, because lenders compete for broker-introduced business and a broker knows which lender is pricing keenly for your profile. More importantly, a broker compares 40+ lenders in one go rather than accepting a single bank’s policy — the biggest saving usually comes from being matched to the right lender, not just a headline rate.
A well-prepared application can reach conditional (pre-)approval within a few business days, with formal approval following valuation. The single biggest cause of delay is a file that is incomplete or sent to the wrong lender. Reading your position properly first — and matching you to a lender whose policy fits — is what keeps approval fast and avoids re-submissions.
For PAYG applicants: recent payslips, a few months of bank statements, ID, and details of existing debts. For self-employed borrowers: the last one to two years of business and personal tax returns, financial statements, and BAS.
