Can I use an accountant's letter for a home loan?
An accountant's letter usually supports an application rather than replacing tax returns or financial statements. Some lenders use one for low-doc loans or to confirm recent income, add-backs or business continuity; others will not rely on it. What lenders accept, and what the letter must state, varies by lender and changes.

What lenders will want to see
- Lenders must take reasonable steps to verify your financial situation, which is why a letter is usually one part of the evidence rather than all of it. [ASIC]
- Clients of registered tax agents can have later lodgment due dates than people who lodge themselves, so recent figures may not yet be in a lodged return. [ATO]
Who this may suit
- Self-employed borrowers whose latest figures are not yet lodged
- Low-doc applicants whose lender asks for an accountant declaration
Who it may not suit
- Anyone hoping a letter can show more income than the records support
- Borrowers whose lodged returns already tell the full story
Your options, including not borrowing
- Apply full-doc using lodged returns and financial statements, with no letter.
- Use an accountant letter alongside BAS and bank statements for a low-doc loan, if a lender accepts it.
- Wait until the latest return is lodged, then apply. Not applying yet is a valid choice.
Risks to weigh
- A letter that overstates income creates serious problems for you and your accountant.
- If the lender will not accept the letter, the application can stall or be declined.
Next steps
- 1Ask the lender, or your broker, for the lender's current letter template before your accountant writes anything.
- 2Give your accountant the template and the figures it needs to confirm.
- 3Send the letter with your BAS, statements and lodged returns.
