Can I apply for a home loan before my latest tax return is lodged?

Short answer

Often you can apply using your last lodged returns, with recent BAS, bank statements or management accounts showing current trading. Whether a lender accepts those, and how old the last return can be, varies by lender. If recent figures are much lower than the last return, the lender may rely on the lower figures.

What lenders will want to see

  • Clients of registered tax agents can have later lodgment due dates than people who lodge themselves, so a gap between year end and a lodged return is common. [ATO]
  • The ATO explains what to do if you cannot lodge or pay a BAS on time, and asks you to keep lodging even if you cannot pay. [ATO]
  • Lenders must take reasonable steps to verify your income, so recent trading evidence matters. [ASIC]

Who this may suit

  • Borrowers whose last lodged return still reflects their current income
  • Businesses with BAS lodged on time and clean business bank statements

Who it may not suit

  • Borrowers whose income has fallen since the last return: see the income-drop page first
  • Anyone with overdue BAS or returns

Your options, including not borrowing

  • Apply now with your last lodged returns plus recent BAS or accounts, if a lender accepts them.
  • Wait until the latest return is lodged. Not applying yet is a valid choice.
  • Consider a low-doc loan that relies on BAS, bank statements or an accountant declaration. Policies vary by lender.

Risks to weigh

  • Lodging a return in a rush for a loan can lead to errors you must later correct.
  • Applying with figures a lender will not accept adds a credit enquiry without a result. [Moneysmart (ASIC)]

Next steps

  1. 1Check your last lodged return, recent BAS and the last few months of business bank statements.
  2. 2Ask your tax agent when the latest return will be ready.
  3. 3Ask us which figures lenders will use before you apply.

Common follow-up questions

They can support it. Some lenders, mainly for low-doc loans, accept business bank statements as income evidence; full-doc lenders generally still want lodged returns. Statements also show your spending and any missed payments.
Yes, as supporting evidence. BAS show turnover trends and that lodgments are up to date. Some low-doc lenders use them as the main evidence. BAS do not show profit, so lenders usually read them alongside returns or accounts.
Only if it is ready and accurate. Ask your tax agent about timing; we can tell you which figures lenders will look at.
